Single Bay Industrial is seeking a talented, experienced, and motivated real estate professional to help lead and grow its recently launched shallow bay industrial investment platform. This is an opportunity for an entrepreneurial, growth-minded professional to get in on the ground floor of a growth strategy with a group of proven platform builders.

The Company: Single Bay Industrial LLC (“SBI”) is a new venture from the executives of Expansive Workspace - the

largest owner-operator of coworking and flex office buildings in the US – focused on strategically acquiring and operating shallow bay industrial assets. The ownership team has raised over $1 Billion of debt and equity capital across its platforms and is a fully integrated real estate company with in-house acquisitions, asset management, development, property management, operations, and accounting teams. SBI and affiliate companies have offices in Austin, Dallas, Chicago, and Atlanta.

Position: Vice President of Operations & Asset Management

Job Description: This position will be responsible for delivering on financial performance objectives at SBI’s properties through the creation and execution of plans and budgets for marketing, leasing, asset management, and capital projects.

Manager: Matt Goebel, Principal & Director

Job Location: Expansive – Highland, 305 E Huntland Dr, Austin, TX. This is an in-person position with moderate travel

required (estimated 5-7 days per month)

Primary Duties:

• Track, analyze and report on KPI’s; make recommendations to increase revenue and NOI performance

• Own the development and execution of the marketing and leasing strategy for SBI properties

• Negotiate lease and renewal terms to achieve business objectives

• Oversee rent collections and implement systems to reduce delinquency

• Work with vendors & service providers to improve quality and reduce cost

• Ensure customer satisfaction through outreach, responsiveness, professionalism, and follow through

• Create dynamic cash flow forecasts with variance reporting and sensitivity analyses

• Prepare and lead a weekly meeting with the SBI Executive Team on performance and progress on key initiatives

• Ensure accuracy and accessibility of key data and software systems

• Draft reports, responses other communication to key external stakeholders

Compensation: starting base salary of $100,000/yr plus bonus, and opportunity for rapid salary growth and equity

participation.
